FLOWER MOUND, TEXAS...
Capitalizing on wellness trends, the Shops at Flower Mound in Denton County has gained another medical services' provider for its growing mix of health- and beauty-related shops, restaurants and retail.
Dr. Arthur Bradley will open Arteva LLC, a chiropractic practice, within 30 days in the Shops at Flower Mound at 2021 Justin Rd. The 44,353-sf neighborhood center is anchored by the Institute of Bodywork Studies and includes Flower Mound Dental Associates plus several personal services' shops. As a result of direct negotiations, Arteva has signed a five-year lease for a 1,410-sf class A suite of divided office space.
Leigh C. Richter, senior vice president of Bradford Commercial Real Estate Services, and her husband, Paul, director of retail marketing, represented the Houston-based landlord, KM Flower Mound LP, who ventured into Dallas/Fort Worth in late 2010 when it acquired the Shops at Flower Mound from a special servicer.
The Shops at Flower Mound is part of FM 407's densely developed retail corridor, driven by high-income demographics within a five-mile trade area. The center is fulfilling a need in the marketplace for medical and personal services' tenants with a landlord who "understands what it takes," Leigh Richter says. "He can turn a lease in 24 hours and will tailor the deal to meet the individual retailer's needs." The 77%-leased center has six available spaces, ranging from 1,087 sf to 2,429 sf.
Also, the husband-wife retail leasing team has completed three direct deals in Dallas County:
- Affordable Kar Kare has leased a 2,640-sf freestanding building at 2301 N. Galloway Dr. in Mesquite as its second location from Chapman & Cole of Houston;
- Vape Lounge LLC has leased 2,201 sf in Northridge Court Shopping Center at 2741 E. Belt Line Rd. in Carrollton from M West Holdings LLC;
- Sauv's Barbershop leased 1,068 sf in Galloway Crossing at 2110 N. Galloway Ave., also Mesquite, from CWCapital Asset Management LLC.
