DALLAS – With Bradford Commercial Real Estate Services at the helm, an 11,904-sf industrial asset in North Dallas has commanded more than the asking price in a best-and-final bidding war.

Marketed for $1.65 million, the just-sold building is set on 0.89 acres at 2835 Virgo Lane in the heart of a major commercial district in Dallas. The sale completes the exit strategy for the owner of Devices and Services Co., who had previously sold the business.

"I wasn't surprised it achieved more than the ask. I've heard many similar stories given the demand in the market today for single-tenant buildings," says Susan Singer, executive vice president of Dallas-based Bradford Commercial Real Estate Services. She represented the seller.

Winning the deed was Digitec Dental Laboratory LLC, which will be relocating from Carrollton. Jimmy Yi of Neostone Realty Group represented the buyer.

"Digitec had been searching for a couple years for a building that would fit its needs," Singer says.

The fully air-conditioned structure is located at the hard corner of Virgo and Leo lanes in the Harry Hines submarket, close to Interstates 35E and 635 and TX 114. The industrial asset features a fenced perimeter and 40 parking spaces. Other amenities include heavy power, two shipping/receiving areas and a pair of overhead doors.

"We had extremely high interest in this property. It was in meticulous condition," Singer says. "The seller definitely was pleased with the end result."
