Software Developer Snaps Up Penthouse Sublease for HQ

IRVING, Texas – Cybernetic Entertainment LLC has claimed a plug ‘n play suite on the penthouse floor of a class A office building in the Las Colinas Urban Center, inking a long-term sublease for its headquarters and software development teams.

The company has set up shop in 8,160 sf on the 10th floor of the 240,000-sf Canal Centre at 400 E. Las Colinas Blvd. The sublease runs through midyear 2024.

“They quit looking once they saw our space,” says Richmond Collinsworth, first vice president of Dallas-based Bradford Commercial Real Estate Services. The fully equipped office of sublessor, A10 Capital LLC, had been on the market less than 30 days when Cybernetic Entertainment did its one and only preleasing tour.

Cybernetic Entertainment is settling into an office with brand-new Steelcase furniture, some still sporting dealer tags. Amenities include a 20-seat conference room with views of the John W. Carpenter Freeway, elevator exposure and an open-floor concept for the firm’s game-industry designers.

“There has been a big uptick in Las Colinas with its added restaurants and retail of the new Gables Water Street and the Toyota Music Factory,” Collinsworth says.

Canal Centre is within walking distance of Gables Water Street, a mixed-use development with top-of-the-line amenities for apartment dwellers and on-site retail on the banks of the 125-acre Lake Carolyn. Just a few steps away are the tony shops and restaurants comprising the heart of the 12,000-acre Urban Center, one of Corporate America’s preferred office locations for its accessibility to DFW International Airport, Love Field and freeways leading to the city centers of Dallas and Fort Worth.
