FORT WORTH – Streamline Packaging Solutions LP has re-upped 92,098 sf of class A headquarters and distribution center space in RiverPark Business Center in the Upper Great Southwest Industrial District.
Streamline has signed an early renewal for 15124 Grand River Rd. in Fort Worth, one of two industrial buildings in the 500,635-sf RiverPark. The company's long-term lease has kept the project at 100% occupancy.
"It's an attractive class A asset in a good location," says Michael W. Spain, executive vice president and managing partner of Dallas-based Bradford Commercial Real Estate Services. He represents the landlord, SCG River Park Business Center LP.
Streamline Packaging has been a RiverPark tenant since 2011, occupying 26% of the 355,238-sf Building. B. Scott Miller of Bolanz & Miller Realtors Inc. represented the company, which has distribution centers in six other states, in the renewal talks.
"Streamline shopped around, but at the end of the day this space worked well for its needs," Spain says.
From a distribution standpoint, RiverPark Business Center is easily accessible to TX 360, Airport Freeway and TX 161/George Bush Turnpike. It's also just a few miles south of Dallas/Fort Worth International Airport.
The 25-acre project has historically high occupancy. When a vacancy does occur, Spain says it gets quickly leased and oftentimes in advance of a move-out.
"There's already a ton of activity on 15,000 sf that won't become available for another six months," Spain says. "It's well-known in the market that the ownership takes good care of the project and is willing to work with tenants while still trying to get the best deal on its side."
