DALLAS – Talley Riggins Construction Group LLC has expanded its headquarters to 13,858 sf in Campbell Creative Center, a four-building flex project prominently positioned within the Richardson Innovation Quarter.
The general contractor has marked its third expansion at 1217 Digital Dr. in Richardson, its headquarters location since 2019. Talley Riggins has signed a co-terminus lease for 3,832 sf of contiguous space.
"There was ample term on its lease so we were able to add to it without re-negotiating Talley Riggins' existing pact," says Jared Laake, vice president of Dallas-based Bradford Commercial Real Estate Services. He and Brian Pafford, executive vice president and managing partner in the firm, represent the landlord, Kennington Campbell LLC.
The longtime tenant presently is building out the extra office space, which will be ready to occupy within two months. Chris Wright of JLL represented Talley Riggins.
With the expansion, Talley Riggins became the second largest tenant in Campbell Creative Center, a historically well leased property situated close to Central Expressway/US Hwy. 75 and Interstate 635. Occupancy is 90% in the 96,991-sf project, which has 11 tenants locked in for the long term and two available suites.
Locally based Kennington Commercial acquired the flex complex in 2008, ultimately re-naming it to Campbell Creative Center after retaining Bradford to lease it roughly 18 months ago. The landlord completed a contemporary facelift on the single-story buildings about two years ago along with significant landscaping improvements, earning earn a renovation design award from Richardson IQ's leaders.
Richardson IQ is a 1,200-acre urban hub fueled by upward of 1,000 businesses from start-ups to established firms with more than 19,000 employees. The designated district is an integral part of Dallas' Telecom Corridor, one of the largest technology centers in the nation. Talley Riggins now leases 50% of its building in Campbell Creative Center, a sign of its steady growth since it was founded in 2018. The company's project list encompasses office, healthcare, educational, religious and sports venues, including the North Texas PGA headquarters.
