Tesoros Misticos Marches into Texas With Pinnacle Business Center Lease

DALLAS Los Angeles-based Tesoros Misticos Inc. has finalized a long-term lease for 10,830 sf in Pinnacle Business Center to open its first distribution center in Texas. Tesoros Misticos, a supplier of metaphysical products, will set up shop in early summer at 1444 N. Cockrell Hill Rd. in Dallas, a class A shallow-bay industrial project with Interstate 30 visibility. “For several of our tenants, Pinnacle Business Center has been their first venture into the Dallas market,” says Brian Pafford, senior vice president and managing partner of locally based Bradford Commercial Real Estate Services. He and Bradford market director Jason Miller represent the landlord, Anford Pinnacle LP. Key to the final decision was location and climate-controlled space for inventory. Eighty percent of Tesoros Misticos’ space is climate controlled and the balance is pure warehouse. Blake Matthews of Transwestern Dallas represented the tenant in the six-month search for Tesoros Misticos’ Dallas inroad. The 94,500-sf building in Pinnacle Business Center is the largest of three buildings in the 181,050-sf project and the only one fronting Cockrell Hill Road. Still to fill is a 24,545-sf end cap with a 2,347-sf spec office. Its sister buildings along Adler Drive and Pinnacle Point Drive have the best Best CRMs for Small Business , 12,000 sf and 19,800 sf of shell space available for lease, respectively. “We’ve seen a lot of activity in the last 60 days,” Pafford says. Talks are under way with a prospective tenant for the 19,800-sf opening. Bradford’s veteran broker credits the entire project’s image and I-30 accessibility, including visibility, as its drawing cards. The spec office suite was recently added for marketing leverage. “We wanted to give prospective tenants something to see and touch. It will help us in the marketing of all three vacancies,” Pafford says.
