DALLAS – Ottawa-based Renaissance Repair & Supply Inc.'s first major hub in the U.S. will open Aug. 1 in North Dallas' Lakeside Business District.
The company is finishing out 42,596 sf of class A office/warehouse space in the now fully leased Corporate Ridge at 1200 Lakeside Pkwy., a 477,000-sf, two-building project at the Lakeside-Gerault Road intersection in Flower Mound. Construction is underway on a 10,000-sf static-free lab.
The Texas newcomer has inked a long-term lease for the last available space in the project. Brian Pafford, senior vice president and managing partner of Bradford Commercial Real Estate Services, represented the tenant, a CORFAC referral. Steve Trese and Wilson Brown of CBRE Advisory & Transaction Services brokered the deal for the landlord, IPT Lakeside Corporate Center LLC.
Renaissance Repair & Supply had searched the market for several months, initially looking for roughly 15,000 sf and then opting to nearly triple its requirements as the dynamics of the region prevailed. The Corporate Ridge space includes a 5,530-sf office with high-end finishes, which caught company executives' eyes, as did a location close to one of its leading clients.
"The office offered a good head start so all that was needed was to build out the lab," Pafford says. The 27,066-sf balance will be used to warehouse its product. The fully sprinklered space features four dock-high doors with pit levelers, 50-foot staging bay and 30-foot clear height.
Renaissance Repair & Supply deals in refurbished and pre-owned telecommunications and data communications equipment. With 37 locations worldwide, its new hub will be situated two miles from DFW International Airport and close to three major freeways.
