Office Campus at Allen Fields Triple Leasing Play

ALLEN, Texas – In back-to-back signings, Bradford Commercial Real Estate Services has secured two new tenants plus a renewal and expansion for the Office Campus at Allen in Collin County. The 105,103-sf, two-building office project, fronting Central Expressway, is 96% leased as a result of the latest leasing activity. ▪ Eggar Insurance Services Inc. has subleased 10,105 sf in Building 1 at 1101 Central Expressway. Susan Singer, Bradford’s executive vice president, and Jared Laake, market director, represented the sublessor, Insureon Holdings LLC. Calvin Wong of Engvest Commercial Realty LLC was Eggar’s tenant rep. ▪ Eckard Global LLC has leased 3,638 sf in Building 2 at 1301 Central Expressway.  Singer and Laake represented the landlord, 1301 SCE LLC, in the direct deal. ▪ Autobuilders General Contracting Services has signed a 2,345-sf renewal and expansion, more than doubling the size of its office in Building 2 by adding 1,501 sf  through direct talks with the Bradford team. “The demand for office space in Allen has been strong, particularly for small to medium-size tenants,” Singer says. “Part of the appeal is there are a lot of decision-makers who live in Allen.” Allen is the 27th fastest-growing city in the nation. Its population of nearly 100,000 has more than doubled since 2000, of which 81% are professionals. The median household income is $107,602, one of the highest in North Texas. Developed in 2006, the Office Campus at Allen is positioned at the gateway to the city, just a half-mile from the upscale restaurants and shops of Watters Creek at Montgomery Farm. Eggar has subleased the only vacancy in Building 1 and its twin, Building 2, is down to 3,784 sf of available space. “The mix of suite sizes in this project has been a good fit for the Allen market,” Singer adds. “The Office Campus at Allen has afforded professionals who live here the opportunity to office close to their homes.”
