DALLAS – Witherite Law Group has renewed and expanded its headquarters lease office to 71,596 sf in Meadow Park Tower in North Dallas, gaining a full floor of class A space to support its future growth in the U.S.
Witherite's office lease is one of the largest to be signed this year in the North Central Expressway submarket. It also shores up the law firm's standing as the largest tenant in the 262,779-sf Meadow Park Tower at 10440 N. Central Expressway, where it has leased an additional 19,603 sf to expand support services for its four U.S. offices.
"We did get creative to accommodate Witherite's growth. The firm's leaders could have put this new group anywhere and they chose to keep it in Dallas," says Jared Laake, vice president of Dallas-based Bradford Commercial Real Estate Services. He and Richmond Collinsworth, senior vice president and managing partner, represent the landlord, Bradford MPT Partners LP.
Witherite will now occupy 27.2% of the 16-story structure. The firm presently fills the entire fourth and fifth floors and part of the third. The new deal adds all of the seventh floor, which will be ready for move-in in January after undergoing a true law firm finish-out.
"We're pleased we could pull together a full floor to meet the firm's expansion needs for its support teams," Collinsworth says.
Meadow Park Tower, also home to Bradford's headquarters, is undergoing an $8 million renovation, which is substantially complete. Common areas on each floor are being upgraded and brand-new back-of-the-house equipment has been installed. New additions include a putting green and an outdoor tenant lounge.
"Our tenants really like the improvements we've made at Meadow Park Tower," Collinsworth says, "and are impressed with their landlord's significant investment in the building."
The newly inked long-term renewal and expansion have pushed occupancy to nearly 94% in Meadow Park Tower, which overlooks Royal Oaks Country Club. The project's largest vacancy is 6,312 sf on the 14th floor.
Witherite, founded in 2001, is a leading personal injury law firm with offices in Fort Worth, Atlanta and Chicago in addition to Dallas. Pat Hanahan and Rick Currey of Fobare Commercial represented the tenant, which has headquartered in Meadow Park Tower since 2016.
