102,615-sf Woodlands Business Center Hits 100% Occupancy in 30-Day Leasing Rally

GRAND PRAIRIE, Texas – A triple leasing play, totaling 25,823 sf, has pushed occupancy to 100% in a 30-day spin at Woodlands Business Center, a 102,615-sf three-building project in the Great Southwest Industrial District. HH Automotive and Service First Mechanical Contractors have leased 12,070 sf and 5,433 sf, respectively, in the office/warehouse development at 2005 108th St. in Grand Prairie. Existing tenant, Kinney ERS LLC, has inked a long-term renewal and expansion for 8,320 sf, picking up 2,887 sf of additional operating space. "The market has just been hot. The demand for space in the marketplace is exceeding the available options. Our landlord had his choice of three tenants for a built-out spec suite," says Will Dillard, market director for Dallas-based Bradford Commercial Real Estate Services. The Houston-based landlord, Woodlands Business Center LLC, selected HH Automotive for the ready-to-go suite in Building 1. Meanwhile, Kinney ERS was preparing to relocate and expand within Building 2 when Service First came along and leased the soon-to-be-vacated space. Dillard teams with Michael W. Spain, executive vice president and managing partner, and Brock Wilson, senior vice president and managing partner, on the project leasing. The Bradford team has pushed occupancy to 100% within 18 months of winning the assignment. HH Automotive was represented by Lily Chang of Henry S. Miller Brokerage. The other two leases were directly negotiated with the tenants. The three office/warehouses, situated on 4.8 acres, now house 15 tenants. "The key to this project is it's right off Carrier Parkway and Highway 360," Dillard says. "The access is excellent."
