PLANO, Texas – Construction will start in 30 to 45 days on a prototype community-based outpatient clinic in Collin County for the Veterans Health Administration. The new facility will serve at least 6,000 veterans.
Meanwhile, the GSA is considering expanding its 9,996-sf lease by another 500 sf in the 3804 Plano Professional Building at 3804 W. 15
th St., which is situated directly across the street from the Medical Center of Plano.
The 30,328-sf medical office building, which has 6,625 sf of available space, was at the top of the list for the GSA and VA. "It's not all that easy in that submarket to find that much contiguous square footage," says Paul Richter, market director for Dallas-based Bradford Commercial Real Estate Services, who represents the landlord, McCreek Medical Ltd.
The single-story building, developed in 2008 on nearly four acres, also is centrally located in Collin County and boasts ample underground and surface parking. Among its design features is an elevator from the underground parking garage that opens to a common area with a keyless entry door leading to the VA-leased space.
"That wasn't in the criteria, but they really liked that component," Richter says. The elevator and keyless entry door were incorporated into the design to accommodate its original tenant, a hospice provider.
The lease and option to extend was under negotiation nearly 18 months. Representing the GSA were Wade Smith and Kevin Brookmole of Colliers International.
The VA currently has more than 800 community-based outpatient clinics (CBOC) nationwide, of which 18 are located in the VA Heart of Texas Health Care Network. Veterans can receive common outpatient services, including health and wellness check-ups, at a CBOC, which is smaller and most often closer to their homes than the VA's larger medical centers. The Collin County facility will provide primary care, mental health, X-rays, laboratory services and telemedicine.
Maxsam Construction Co. of Allen, Texas, is the general contractor for the Collin County clinic. A spring opening is planned.
