DALLAS – Zuri Furniture LLC is settling into 66,890 sf of distribution space after consolidating two locations and gaining nearly 30,000 sf of additional warehouse storage in a popular home furnishings district in North Dallas.
The contemporary furniture retailer’s new distribution center is located at 4254 Simonton Rd. in Farmers Branch, less than one mile from its Alpha Road showroom. The proximity of the two locations was important to the tenant, who had been searching nearly one year for a consolidation site in the Metropolitan submarket.
“There weren’t many options in Metropolitan that were in the 50,000-sf to 60,000-sf range and close to the Alpha showroom. When this space became available, we moved on it right away,” says Clint Manning, market director of Dallas-based Bradford Commercial Real Estate Services, who represented Zuri.
The new location includes roughly 9,700 sf of high-end office space. “That made it even more attractive,” Manning adds.
Zuri’s long-term lease has filled the balance of the 205,693-sf distribution center, owned by Lobo 3C LP. Chad Albert of NAI Robert Lynn represented the landlord.
Zuri also relied on Manning and Albert to sublease the vacated distribution space, 15,000 sf of which abuts the Alpha Road showroom and 25,000 sf situated just a few blocks away. Sublessees are already in hand.
“This was a joint effort by both brokerage firms to get their warehouses taken care of so we could move forward with the Simonton Road lease,” Manning says.
